Nevada Personal Lines exam — Homeowners Policy.
The homeowners forms (HO-2, HO-3, HO-4, HO-5, HO-6, HO-8), Coverages A through F, and standard conditions and exclusions are covered in the national Homeowners guide. This guide covers Nevada rules that affect homeowners and other residential property coverage. Nevada's general cancellation and nonrenewal rules are in the Nevada Property and Casualty Basics guide.
No FAIR plan
Nevada doesn't have a FAIR plan. The Commissioner may set up a plan to provide essential property coverage to risks that can't get it in the voluntary market, and insurers may form approved voluntary risk-sharing plans (NRS 686B.180, .200). Cancellation and nonrenewal notices (other than for nonpayment) must explain how to apply to any risk-sharing plan the insured may qualify for (NRS 687B.370).
Wildfire exclusions
A 2025 Nevada law lets an insurer exclude wildfire from a property policy and offer a separate policy covering only wildfire, either standalone or alongside the policy that excludes it (NRS 691A.035). A wildfire is an unplanned, uncontrolled fire in combustible vegetation that started outside any residential or commercial property.
Dog breeds
An insurer may not refuse, cancel, nonrenew or raise the rate on a policy because of a dog's specific breed. It may act if a particular dog is known or declared to be dangerous or vicious (NRS 687B.383).
Manufactured and mobile homes
For personal lines policies on manufactured or mobile homes built within the past 15 years, insurers must offer optional coverage that pays the replacement value of the home after a total loss, including transporting and installing a replacement and removing debris. The offer isn't required for coverage placed by a lender (NRS 691A.020).
Lenders
A lender may not require property insurance on improvements for more than their reasonable replacement value (NRS 691A.030).
Claims and premiums
Insurers give the insured a notice explaining how claims affect the premium under their rating plan and, at least 30 days before expiration, tell the insured they can ask the reasons for an increase (NAC 690B.405).
Common exam traps
- No FAIR plan in Nevada; risk-sharing plans instead.
- Wildfire may be excluded and covered by a separate wildfire-only policy.
- Dog breed alone can't be the basis for refusing, canceling, nonrenewing or surcharging.
- Manufactured homes up to 15 years old: replacement-value coverage must be offered.
